BlackMatter sits behind every brand we build. Each operates in its own world — residential, commercial, hospitality, retail, lifestyle — but every drawing, every joint, every hand-off answers to the same house standard.
Our work as a group is the quiet kind. Capital, people, supply, governance, the long view on materials. The platform that lets each brand spend its attention on the room you actually walk into.
We are headquartered in Thrissur, Kerala — close to the makers, the timber, the stone and the trades that quietly decide whether a building feels real. That proximity is not nostalgia. It is how we keep the work honest.
We are one year old. We will not pretend to be older. What we will say is this: the people, the partners and the standard behind BlackMatter were assembled long before the LLP was. The group is a younger name on older work.

From the Founders
“A building is the slowest object you will ever own. We work for the version of you who hasn't arrived yet.”
We started BlackMatter in 2025 with one conviction: that building well means building with purpose. One year in, that's still the only rule we won't bend.
Between us we have run a luxury automotive house in Thrissur for nearly three decades, and built a string of digital ventures alongside it. Different rooms, same instincts — relationships outlive transactions, and the long view always pays for itself.
Real estate is full of noise. Promises about lifestyle, lists of amenities, glossy renders that quietly forget about light, proportion and the sound of a closing door. We are interested in what is left when that noise is taken away — and whether the room you walk into still earns its keep.
Our group is a young one. The brands we are launching, and the ones still in the studio, are how we intend to answer that question — one vertical at a time, one room at a time, without rushing. If you are reading this, you are early. We hope you stay.

Baiju has spent close to three decades in the luxury automotive trade. As Managing Partner of Car Club Exotic Machines — Kerala's leading luxury pre-owned vehicle house since 1996 — he has built a customer base across the state who buy on relationship, not price. At BlackMatter he brings the same long-game brand discipline to the rooms we build.

Krishna co-founded BlackMatter in 2025, after a decade running digital and software ventures including Friday Webworks (formerly Krysllio Technologies) and Smart Infotech. He also serves as Chief Operating Officer at Car Club Exotic Machines. He leads design, planning and execution across the group — translating brand-side intent into the rooms you actually walk into.

BlackMatter Builders & Developers LLP is formed.
Baiju T S and Krishna Sagar register the parent group in Thrissur, Kerala — built to house multiple brands across residential, commercial, hospitality, retail and lifestyle.
2025
TATWA opens as our residential house.
Our first operating brand. Quiet rooms, honest materials, light that moves through the day.
2025
Fuchsia Gardens breaks ground in Irinjalakuda.
Nine premium villas — TATWA's flagship, and the first project to carry the group's standard end to end.
2026
The studio expands.
Design, construction and customer-experience teams grow to support the next set of brands moving through the studio.
