Privacy Policy
We collect a small amount of information so we can answer enquiries, improve the site, and meet our regulatory obligations. This page explains what we collect, why, and how to reach us about it.
1. Who we are
This site is operated by BlackMatter Builders and Developers LLP (LLPIN ACM-5418, GSTIN 32ABEFB5263H1ZP), with its registered office at 19/296/A, B Company Tower, NH544, above Car Club Exotic Machines, Thrissur, Kerala 680306. In this policy, “we”, “us” and “our” refer to BlackMatter Builders and Developers LLP.
We act as the data fiduciary for personal data submitted through this website, in line with the Information Technology Act, 2000, the Information Technology (Reasonable Security Practices and Procedures and Sensitive Personal Data or Information) Rules, 2011, and the Digital Personal Data Protection Act, 2023 (the “DPDP Act”).
2. What we collect
We collect only what we need to do business with you:
- Information you give us through enquiry forms, callback requests, channel-partner registrations, NRI corner submissions, careers applications, or by emailing or calling us. Typically: your name, contact number, email address, city, the brand or project you are interested in, and any message you choose to send.
- Technical information automatically collected when you browse — such as device type, browser, approximate location inferred from IP, referring page, and pages viewed. We use this in aggregate to keep the site reliable and to understand which content is useful.
- Cookies and similar technologies for essential site function, security, and basic analytics. You can control cookies through your browser settings.
We do not knowingly collect personal data from children under 18. We do not collect sensitive financial information through this site — please do not send card numbers, bank details or government IDs by email or web form.
3. Why we use it
We process personal data for the following purposes:
- To respond to your enquiry and share information about our brands and projects.
- To maintain a record of channel-partner registrations and process applications.
- To improve our website, content and customer experience using aggregated analytics.
- To meet legal, tax, and regulatory obligations applicable to a real estate developer in India.
Where consent is the legal basis for processing under the DPDP Act, we rely on the consent you provide when you submit a form or otherwise contact us. You may withdraw consent at any time using the contact details below; withdrawal does not affect processing carried out before withdrawal.
4. Sharing
We do not sell or rent personal data. We share information only with:
- Our sub-brands and group entities when an enquiry is intended for a specific brand (for example, a residential enquiry routed to TATWA).
- Service providers who help us run the site, hosting, analytics, customer support and email delivery — bound by confidentiality and used only for the purpose for which we engaged them.
- Authorities where required by law, court order or a valid government request.
5. Retention
We retain personal data only as long as we need it for the purpose it was collected, or as required by applicable law (including statutory retention periods under tax and corporate law). When data is no longer needed, we delete or anonymise it.
6. Your rights under the DPDP Act
Subject to verification of identity, you may exercise the following rights in respect of personal data we hold about you:
- Access — request a summary of personal data we process and how.
- Correction — request that inaccurate or incomplete data be updated.
- Erasure — request deletion of personal data, where we are not legally required to retain it.
- Withdrawal of consent — for processing that relies on consent.
- Grievance redressal — raise a complaint with our Grievance Officer (see below) before approaching the Data Protection Board of India.
- Nominate — appoint another individual to exercise your rights in the event of death or incapacity.
7. Security
We follow reasonable technical and organisational measures to protect personal data — including transport-layer encryption for the website, access controls, and review of vendors. No method of transmission or storage is fully secure, but we work to keep risk low and respond quickly if something goes wrong.
8. Third-party links
Our site links out to sub-brand websites and to external sources. We are not responsible for the privacy practices of those sites — please review their policies separately.
