1. The parent group is not a project

BlackMatter Builders and Developers LLPis the parent group entity. The Real Estate (Regulation and Development) Act, 2016 (“RERA”) and the Kerala Real Estate Regulatory Authority (“K-RERA”) require registration on a per-project basis, not at the level of a parent group, holding company or umbrella brand.

Accordingly, this Site — which is the corporate website of the parent group — is not a registered project under RERA, and does not itself sell or market any specific real estate project to the public.

2. Where to find project-level RERA numbers

Each ongoing project under our sub-brands carries its own K-RERA registration number. That number, together with the project-specific statutory disclosures required under RERA, is displayed on the listing page of the relevant project on the corresponding sub-brand website (for example, projects developed under TATWA are listed on tatwarealty.com).

Before relying on any visual, plan, brochure or commitment about a specific project, please confirm the RERA registration on the relevant project page and verify it directly with the Kerala Real Estate Regulatory Authority.

3. K-RERA — Kerala Real Estate Regulatory Authority

For verification of registered projects and registered agents in Kerala, please refer to the official K-RERA portal: rera.kerala.gov.in. If the official URL changes, the most current portal is the one published by the Government of Kerala.

4. Indicative content

Renderings, layouts, plans, specifications, finishes and amenities shown anywhere on this Site are indicative only and may change as designs evolve or as required by approving authorities. The registered agreement for sale, allotment letter and project-level RERA filings prevail over anything shown on this Site.

5. No solicitation through the parent site

Nothing on this Site constitutes an offer, invitation to offer or solicitation to purchase or book any unit in any project. Any such transaction is to be carried out through the relevant sub-brand and in accordance with the registered project documents.

6. Brand and corporate identity
